My ideal partnerships...
I love construction projects. I am not afraid to think outside the box, get dirty, go through the hassle of getting permits, and putting up my own cash. How does it work? How much do I charge? There are just way too many variables to consider. Not everyone's goals are the same, some projects are riskier than others, some "goals" are easier to obtain than others...its just best if we talk it through to see how I can help you or at least point you in the right direction.
Flipper
"I want to buy a house to fix up and flip...for a good profit. I have some cash but not enough. I dont mind doing some of the work but will need help figuring things out."
Kirk M.
Flipping houses can be very lucrative...but it can take a bunch of cash and a lot of caution not to over build or over spend. I will be happy to work with you, your contractors, or my contractors to get the project accomplished. My role is essential a project manager.
Solution:
1) Determine our combined strengths.
2) Divide responsibilities and cost allocations. I can contribute my cash, if needed.
3) Get the job done. Make money.
House Hacker
"I currently live in a house that needs a lot of repairs before it can be sold. I am pretty sure there is enough equity in the house but dont know where to start...or even how much its going to cost."
Ryan D.
Fixing up the house you currently live in is called "house hacking". There are many pros and cons in this approach but the pros usually far out weight the cons. My role is essentially a project manager.
Solution:
1) Walk the property and determine scope of work, schedule, and how inconvenient it will be for you to remain living in the property.
2) Establish roles, responsibilities, and cost allocations (who is going to pay for what). I can contribute my cash, if needed.
3) I have contractors ready to start work.
4) Fix up house then list it for sale.
Improvements
"I want my property to make me more money. I might want to sell it after we are finished but I may decide to keep it instead and realize higher rental income."
Rebecca C.
While you can hire any contractor to fix a house up, I focus my efforts in bigger ideas, such as ADU's and building structures from the ground up. My strength is in construction knowledge, zoning, and permitting. My team can walk the site in order to determine what can be done to increase value, design it, get permits, then build it. I work with excellent local engineers and contractors that can build just about anything. My role is essentially a project manager.
Solution:
1) Establish goals.
2) Establish budgets.
3) Design, get permits, build.
