Solution:

1) Walk the property and suggest things seller can do to minimize potential pitfalls while in escrow.

2) List the house on the MLS (Zillow, Realtor.com, Trulia) for a very minimal flat fee.

3) Buyers agents and prospective buyers will call FSBO seller directly for showings, inspections, and negotiations. Its just like doing it yourself but with a much broader customer base.

4) While I will connect the FSBO seller with an escrow officer who can help facility a smooth, legal transaction. However, FSBO seller is technically representing himself. I am always here to help or to switch scope of my service should you feel overwhelmed. You are not alone!

2) Evaluate each property to best highlight the positives while minimizing the negatives. I offer a service called "Engineered Vanity" that does just that. Purposefully MAKING things look good. Property might just need a few pieces of furniture or maybe wall art. When showing a house I watch to see what buyers are looking at and I test to see what catches their eye. I buy what catches buyers eyes. If you can control the eyes the wallet will follow.

Sometimes the blessings of acquiring a house can quickly become a curse. There a number of options available to you that will allow you to get as much cash as possible without you having to clean or fix anything. 


Solution:

Option 1: I will market the house to cash investors who will buy the house as-is.

Option 2: I will offer you cash and purchase the house myself.

Option 3: I will put up the cash to fix up the house then we will split the profit between us. This usually gets Cash Sellers the most money but takes the longest time.
